Recently I stumbled over a website that had scans of plans and
room views for the whole house and dojo, including all three girls'
bedrooms, apparently from the preproduction work for one of the OVAs.  
I can't remember the URL; hopefully someone here on the list can
provide it...

4.  How old is Happosai supposed to be?

Well, apparently he knew Cologne when she was young and pretty, according
to one canon story.  You do the math...
